Navien has become the go-to boiler brand for new residential construction in British Columbia over the past 15 years. If your home was built or renovated after 2010 and has a boiler, there's a good chance it's a Navien. The brand dominates the BC new-build market because the equipment ships efficiently, installs cleanly, and hits the high-efficiency numbers required under BC's Step Code building standards.
The NCB-E combi series handles both space heating and domestic hot water in a single wall-hung unit, which makes it popular in the townhomes, condos, and smaller detached homes that make up a large share of Surrey's newer housing stock. The NHB series is a heating-only condensing boiler used in larger homes and in setups where a separate hot water tank is preferred.
We've worked on Navien units across every Surrey neighbourhood and the surrounding cities. The equipment is reliable when it's serviced regularly, but like every condensing boiler, it needs attention. Condensate management is the most common source of problems, especially in colder winters and in homes where the condensate drain wasn't installed correctly.
Navien built its BC market position by supplying builders directly and offering competitive unit costs. Their equipment consistently meets Natural Resources Canada's high-efficiency certification requirements, which matters for rebates through FortisBC and CleanBC. The wall-hung form factor also works well in the mechanical closets common in Surrey townhouses, where floor space is limited.
Common Navien Models in Surrey Homes
NCB-240E / NCB-180E
Combi BoilerThe most common Navien in Surrey homes. Handles space heating and hot water. Found in townhouses and smaller detached homes built since 2012.
NHB-80 / NHB-110
Heating-Only Condensing BoilerUsed in larger homes with a separate hot water tank. Often paired with a storage tank or indirect water heater.
NFB-150H / NFB-175H
Floor-Standing Condensing BoilerHigher-capacity floor-standing unit for larger homes or light commercial. Less common in Surrey residential but found in some larger properties.
NCB-E 110 / NCB-E 150
Combi Boiler (E Series)Updated E-series with improved controls and diagnostics. Common in homes built from 2016 onward. Features a larger buffer tank to reduce short-cycling.
Common NavienFaults & Error Codes
These are the faults and error codes we see most often on Navien units across Surrey and Metro Vancouver. If your unit is showing a code not listed here, give us a call.
Ignition Failure
No flame detected during ignition attempt. Most common causes: gas supply issue, clogged burner, fouled ignition electrode, or faulty gas valve. Check gas supply first. If gas is confirmed, the electrode gap and ceramic may need cleaning or replacement.
False Flame Detection
Flame detected when the unit isn't trying to ignite. Usually a leaking gas valve or a contaminated ionization rod. The unit will lockout as a safety precaution. Needs a technician to diagnose.
Flame Loss During Operation
The boiler ignites but the flame drops out mid-cycle. Common causes include gas pressure fluctuations, a partially blocked burner, or a failing gas valve. In cold weather, a freezing condensate trap can also cause unexpected shutdowns.
Overheat Lockout
Supply water temperature exceeded the high limit. Often caused by a stuck zone valve that stops water flow, a failing circulator pump, or a blocked heat exchanger. Don't reset and ignore this one.
Low Water Pressure
System pressure has dropped below the minimum threshold (usually around 5 PSI). Top the system up via the filling loop to 12-15 PSI. If this keeps happening, there's a leak or a failing expansion tank.
No Water Flow
The unit detects no flow through the primary heat exchanger. Usually a seized circulator pump, closed isolation valve, or a failed flow sensor. Common on older NCB units.
Combustion Air Temperature Fault
Air intake temperature sensor issue. More common in installations where the air intake runs through an unconditioned space. May also indicate a blocked intake pipe.
Cascade Communication Error
Appears on multiple-unit cascade installations. One unit has lost communication with the others. Usually a wiring issue or a controller board failure on one unit.

What We Check When Servicing a Navien
Every brand has its own service priorities. Here's what gets specific attention on a Navien annual service, beyond our standard checks.
- 1.Navien combi units require annual cleaning of the domestic hot water plate heat exchanger in areas with hard water, including parts of Langley and Abbotsford. Scale buildup in the DHW side is the most common cause of reduced hot water flow in older NCB units.
- 2.The condensate trap should be inspected and cleaned every service. In homes where the boiler is in an unheated garage or mechanical closet, the condensate line should be insulated for winter.
- 3.Navien's error code log stores the last several faults. We pull this during every service to catch intermittent issues that reset themselves before a homeowner notices them.
- 4.Gas valve calibration and inlet gas pressure should be checked with a manometer on every service. Navien units are sensitive to low inlet pressure, especially during high-demand periods when multiple appliances are running.
- 5.The stainless steel primary heat exchanger is covered under a 15-year limited warranty on residential units. If we find heat exchanger damage, we'll verify whether the unit is still within warranty before recommending repair or replacement.
Repair vs. Replace: Navien Guidance
This is specific to the Navien product line. For the full framework, read our boiler repair vs. replacement guide.
- Navien units are generally worth repairing if they're under 12 to 14 years old and the repair is a component rather than the heat exchanger itself.
- If the primary heat exchanger has failed and the unit is over 10 years old and out of warranty, a full replacement is often the cleaner financial decision. Heat exchanger replacement on a combi unit approaches the cost of a new unit once labour is included.
- Recurring E003 and E012 faults on an older NCB unit often point to a gas valve that's on its way out. Gas valve replacement is a reasonable repair on a unit under 10 years old.
- The NCB-E series introduced significant improvements in controls and DHW performance over the earlier NCB series. If you have an early NCB and are facing a major repair, the upgrade to an NCB-E is worth the conversation.
Navien Boiler Questions
My Navien boiler is showing an E003 error. Can I fix it myself?
You can check that the gas supply valve is fully open and that other gas appliances in the home are working. If gas supply is confirmed, the ignition electrode, gas valve, or burner assembly needs professional inspection. Don't keep resetting an E003 without finding the cause.
How long does a Navien boiler last in BC?
A well-serviced Navien typically runs 15 to 20 years. The primary heat exchanger has a 15-year warranty on residential units. Combi units that handle a lot of hot water demand may need DHW heat exchanger attention sooner.
My Navien NCB keeps losing pressure. What's going on?
Persistent pressure loss means water is leaving the system somewhere. Check for moisture around radiators, baseboards, pipe joints, and the boiler connections. The expansion tank should also be checked. A one-time top-up is fine, but if you're doing it repeatedly, call us to find the source.
Does Navien have a service network in Surrey?
Navien has authorized service agents in the Lower Mainland. We're familiar with the full Navien product line and carry common Navien parts on our service trucks.
Can you service my Navien while it's still under warranty?
Yes. Having a licensed gas fitter perform annual servicing is generally required to maintain your Navien warranty. Keep your service records.
