About Rinnai Boilers

Rinnai built a loyal following in BC through their tankless water heaters before expanding their footprint in the boiler market. The brand is well-distributed in the Lower Mainland, parts are available locally, and the equipment has a reputation for straightforward installation and reliable operation when maintained.

The Q Series is Rinnai's current residential condensing boiler line, available in heating-only and combi configurations. The i-Series and older M-Series are still in service in a lot of Surrey homes and we work on those regularly. The error code system is consistent across the product range, which makes diagnostics straightforward once you know the platform.

One thing Rinnai units are known for in BC's climate is their sensitivity to venting. Long horizontal venting runs, incorrect pitch on the condensate drain, and tight mechanical rooms with restricted combustion air are all common sources of trouble. Most of the Rinnai service calls we get that aren't wear-item failures trace back to a venting or condensate issue that was either original to the install or developed over time.

Rinnai's BC distribution network is strong, and the brand has been actively marketed to builders and mechanical contractors in the Lower Mainland for years. Parts availability is good, training materials are accessible, and the equipment pricing sits in the mid-range, which makes it a practical choice for both new installations and replacements. Rinnai also makes a strong showing in multi-unit residential projects, which is a significant segment of Surrey's ongoing development.

Common Rinnai Models in Surrey Homes

Q Series (Q85S / Q120S / Q160S)

Condensing Boiler

Current residential line. Available as heating-only. High modulation range (10:1) reduces short-cycling. Good efficiency numbers for BC rebate qualification.

Q Series Combi (QCB150S / QCB199S)

Condensing Combi Boiler

Combination unit for space heating and domestic hot water. Common in newer townhouses and smaller homes across Surrey.

i-Series (i120CN / i150CN)

Condensing Boiler (Previous Gen)

Still in service in many Surrey homes. Reliable units but parts are getting less common. Worth maintaining if in good condition.

MEGA Series (MEGA-85i / MEGA-160i)

Commercial / High-Capacity

Higher BTU output for larger residential properties, light commercial, and multi-unit buildings. Less common in single-family homes.

Common RinnaiFaults & Error Codes

These are the faults and error codes we see most often on Rinnai units across Surrey and Metro Vancouver. If your unit is showing a code not listed here, give us a call.

Error 11

No Ignition

The unit failed to establish flame during ignition. Check gas supply. If gas is confirmed, the ignition electrode or gas valve is the likely culprit. On Rinnai units, the electrode gap can close over time as the tip wears.

Error 12

Flame Failure During Operation

The boiler lit successfully but the flame dropped out. Common causes: gas pressure fluctuation, partially blocked burner, or a venting issue causing combustion gases to recirculate into the air intake. Check for nearby exhaust vents from other appliances.

Error 14

Thermal Fuse Tripped

A one-shot safety device has opened due to an overtemperature event. The thermal fuse needs to be replaced, but more importantly, the overheat cause needs to be found. Usually a blocked heat exchanger or no-flow condition.

Error 25

Overheat

Supply water temperature exceeded the safety limit. Same diagnostic path as an overheat on any condensing boiler: check circulator pump operation, zone valve positions, and heat exchanger for blockage.

Error 31

Inlet Temperature Sensor Fault

Return water temperature sensor is reading out of range. Can be a faulty sensor or a wiring issue. The boiler won't operate without reliable temperature data.

Error 33

Exhaust Sensor Fault

Exhaust temperature sensor reading is abnormal. Check the flue for blockage and the sensor wiring. Abnormally high exhaust temps can indicate incomplete combustion or a blocked heat exchanger.

Error 61

Fan / Exhaust Motor Fault

The combustion fan hasn't reached target speed or has reported an error. Can be a failing fan bearing, a restriction in the flue, or a fan control circuit issue. A fan running slow affects combustion quality and CO output.

Error 65

Water Flow Sensor Fault

No or insufficient water flow detected. Check the circulator pump, isolation valves, and the flow sensor itself. Scale buildup on the flow sensor impeller is common on older units in harder water areas.

What We Check When Servicing a Rinnai

Every brand has its own service priorities. Here's what gets specific attention on a Rinnai annual service, beyond our standard checks.

  • 1.Rinnai condensing boilers produce acidic condensate. The condensate trap and neutralizer (if installed) should be checked and serviced annually. A blocked condensate line will cause the unit to shut down on a safety fault.
  • 2.The combustion air intake should be inspected for debris at every service, especially in homes where the boiler is in a garage. Insects and debris building up in the intake are a more common fault trigger than most people expect.
  • 3.We check inlet gas pressure with a manometer on every Rinnai service. Rinnai specifies a minimum inlet pressure that the system needs to operate correctly. Low gas pressure during high-demand periods (winter mornings when the whole neighbourhood is heating at once) can cause flame failures.
  • 4.On older i-Series and M-Series units, the ignition lead and electrode assembly should be inspected for wear. These are wear items that affect reliability as the unit ages.
  • 5.Rinnai's error history log should be pulled via the control board diagnostic mode during every service. The unit stores recent fault codes that can reveal patterns not obvious from a single visit.

Repair vs. Replace: Rinnai Guidance

This is specific to the Rinnai product line. For the full framework, read our boiler repair vs. replacement guide.

  • Rinnai i-Series units still in service are worth repairing for most component failures. They're reliable machines and the repair cost is usually reasonable.
  • Error 14 (thermal fuse) on an older unit is a flag to inspect more thoroughly before just replacing the fuse. If the overheat event that triggered it was caused by a partially blocked heat exchanger or a failing pump, those underlying issues need to be addressed.
  • For Q Series units, which are current production, repair almost always makes sense unless it's a heat exchanger failure on an older unit. Parts are available and the platform is well-supported.
  • If a Rinnai unit is over 15 years old and facing a heat exchanger or gas valve replacement, the math usually points toward replacement. The Q Series upgrade also brings improved efficiency and better controls.

Rinnai Boiler Questions

My Rinnai boiler shows Error 11 and won't ignite. What should I check first?

Start with gas supply: check that the gas isolation valve on the boiler is fully open and that other gas appliances are working. If gas is fine, the ignition electrode or gas valve needs inspection. Don't keep hitting reset without finding the cause.

How often does a Rinnai boiler need to be serviced?

Once a year, before the heating season. Annual servicing keeps the warranty valid, catches wear items before they cause a breakdown, and keeps combustion efficiency where it should be.

Does Rinnai have warranty support in Surrey?

Yes. Rinnai has a dealer and service network in the Lower Mainland. Parts are stocked locally through HVAC wholesalers, which means repairs can usually be completed in a single visit.

Can you install a new Rinnai boiler in Surrey?

Yes. We supply and install Rinnai boilers for new installations and replacements. We'll size the unit correctly for your home's heating load and walk you through the available models.
