Burnham is a legacy American boiler brand that's more common in Eastern Canada and the US Northeast than on the West Coast. That said, there are Burnham boilers in service throughout Surrey and Metro Vancouver, particularly in older commercial properties and in homes where a Burnham was specified by a contractor who knew the brand from another market.
The Burnham Alpine condensing series is their modern high-efficiency line, using a stainless steel heat exchanger and modulating gas valve. It competes in the same space as the Weil-McLain Ultra and Triangle Tube Prestige, and it's a solid unit that responds well to proper servicing.
The older Burnham cast iron series, including the ES2 and V8 sectional boilers, are durable units that can run for a very long time with proper maintenance. Parts availability for these older models is generally good.
Burnham's presence in BC is primarily through contractors who worked in Eastern Canada or the US before moving to the Lower Mainland, and through some commercial specifications. The brand is not dominant in Surrey residential, but there are enough units in service that we work on them regularly.
Common Burnham Models in Surrey Homes
Alpine (60 / 80 / 105 / 150 / 210 / 285 / 399)
Condensing BoilerCurrent high-efficiency condensing line. Stainless heat exchanger, modulating. The most common current Burnham in BC residential and light commercial.
ES2 Series
Cast Iron BoilerMid-efficiency cast iron boiler. Common in older commercial properties. Durable and long-lived. Runs at around 82% AFUE.
IN4 Series
Condensing BoilerBurnham's previous condensing line. Stainless steel heat exchanger. Some units still in service from the 2005 to 2012 period.
Common BurnhamFaults & Error Codes
These are the faults and error codes we see most often on Burnham units across Surrey and Metro Vancouver. If your unit is showing a code not listed here, give us a call.
Alpine Condensate Trap Blockage
The Alpine series has a known condensate management design that requires the trap to be checked and cleaned regularly. A blocked trap causes condensate to back up, which can trigger high-temperature faults and over time damage the heat exchanger.
Ignition Board Failure
On both Alpine and IN4 series, the ignition control board is a wear item that fails more commonly as units age. A failed board usually presents as no ignition attempt or a lockout that doesn't respond to resetting.
Pressure Relief Valve Weeping (ES2 / Cast Iron)
Older ES2 cast iron boilers commonly develop PRV weeps as the valve seat erodes. Should be replaced when found rather than left to drip.
Hot Surface Igniter Failure
On some Burnham models using a hot surface igniter rather than a spark ignition, the igniter element cracks or burns out over time. Symptoms are no ignition attempt despite the unit trying to fire.

What We Check When Servicing a Burnham
Every brand has its own service priorities. Here's what gets specific attention on a Burnham annual service, beyond our standard checks.
- 1.Alpine units should have the condensate trap cleaned at every annual service. This is the most important preventive maintenance task specific to the Burnham Alpine.
- 2.For older ES2 and cast iron units, combustion analysis is critical. Natural draft cast iron boilers need to be confirmed free of CO before each heating season.
- 3.Burnham parts are available in BC but lead times can be longer than for higher-volume brands. It's worth having a parts conversation before committing to a repair on an older unit.
Repair vs. Replace: Burnham Guidance
This is specific to the Burnham product line. For the full framework, read our boiler repair vs. replacement guide.
- Alpine units are worth repairing for most component failures while they're under 15 years old and the heat exchanger is healthy.
- ES2 cast iron boilers with good heat exchangers can run for many more years with minimal investment in wear items. If the sections are tight and CO levels are clean, there's no urgency to replace.
- For an Alpine facing a heat exchanger replacement, get quotes for both repair and replacement. The Alpine heat exchanger cost and Burnham's parts availability should be confirmed before committing.
Burnham Boiler Questions
Do you service Burnham Alpine boilers in Surrey?
Yes. We service and repair Burnham Alpine and ES2 series throughout Surrey and Metro Vancouver.
My older Burnham cast iron boiler is still running. Is it worth keeping?
Get it inspected. If the heat exchanger is sound and a combustion analysis shows safe CO levels, it may be worth continuing to run with regular servicing. When repairs start stacking up or the heat exchanger fails, that's the time to replace.
